What is Specialist Disability Accommodation (SDA)?

As defined by the National Disability Insurance Scheme (NDIS), Specialist Disability Accommodation (SDA) is a range of innovative housing designed for people living with extreme functional impairment or very high support needs.

These homes are designed to support a cohort of NDIS participants to live a more independent life and allow other supports to be delivered better or more safely.

There are 4 specialist disability accommodation design categories:
SDA NDIS Improved Livability

Improved Liveability

Housing that has been designed to improve ‘Liveability’ by incorporating a reasonable level of physical access and enhanced provision for people with sensory, intellectual or cognitive impairment.

SDA NDIS Fully Accessible

Fully Accessible

Housing that has been designed to incorporate a high level of physical access provision for people with significant physical impairment.

SDA NDIS Robust

Robust

Housing that has been designed to incorporate a reasonable level of physical access provision and be very resilient, reducing the likelihood of reactive maintenance and reducing the risk to the participant and the community.

SDA NDIS High Physical Support

High Physical Support

Housing that has been designed to incorporate a high level of physical access provision for people with significant physical impairment and requiring very high levels of support.

How Do I Access SDA?

Specialist disability accommodation is designed to work together with a number of different funded supports. The NDIS will fund specialist disability accommodation if it’s a better option for your disability support needs than other supports alone.

You will need to develop a housing goal with your NDIS support coordinator and check your eligibility for SDA.

If you’re eligible for specialist disability accommodation, the NDIS will determine what kind of SDA property they will fund:

Once approved for SDA the NDIS will include funding in your plan for:

  • a design category – the way the specialist disability accommodation is built to suit your disability support needs
  • a building type – such as a house, apartment, or another type of building
  • ask where you want to live.

Applications for Specialist Disability Accommodation can be made by downloading, completing and submitting the Home and Living Supports Request Form. This form is available via the National Disability Insurance Scheme (NDIS) website. Or speak with your NDIS Planner about the NDIA’s Informing Housing Solutions process.

What is Specialist Disability Accommodation (SDA)?2024-04-10T14:03:18+10:00

Specialist Disability Accommodation (SDA) is a range of housing designed for people with extreme functional impairment or very high needs. SDA homes are designed to be more accessible and enable better or safer delivery of other supports you may need.

What is SDA funding?2024-04-10T14:03:14+10:00

SDA funding is an additional support in a participants NDIS plan. SDA payments are for the cost of the property you live in, but not for your supports. The SDA funding is claimed by the registered SDA provider. SDA funding does not include rent payments. You will still need to pay rent and other personal expenses to live in your SDA home.

How do I get SDA funding?2024-05-24T10:42:44+10:00

You will need to go through the NDIA’s Informing Housing Solutions process to be approved for SDA funding and support. Hunter Care Living can provide you with information so you can discuss Informing Housing Solutions with your Support Coordinator or NDIS Planner.

What type of SDA funding can I access?2024-04-10T14:03:07+10:00

When a participant is eligible for SDA the NDIA will provide that participant with an amount of SDA funding. The NDIA considers the participant’s housing goals and preferences and calculates the amount of SDA funding based on:

  • Design category – determined by the participant’s support needs
  • Dwelling type – determined by both the goals and needs of the participant to achieve those goals
  • Location – determined by both the goals and needs of the participant, and which represents value for money.

The participant can then use that SDA funding to find property that is consistent with their goals and support needs. SDA funding is attached to a participant, not a property, and a participant has choice and control to move from one property to another.

How are providers paid under SDA?2024-04-10T14:03:03+10:00

The SDA provider can claim against that participant’s NDIS SDA funding when a SDA eligible participant moves into a dwelling that has been approved and enrolled with the NDIS.
